Le Moineau is situated on the side of a delightful hillside overlooking the gorge de Loup. It is approached down a long quiet road in a secluded and tranquil position.

Bar sur Loup which is some five minutes away by car is a pretty hilltop village with stunning views over the gorge. There are shops, hotel and bar here and there is more comprehensive shopping at Pre du Lac which is also approximately five minutes away. However the creme de la creme of shopping is to be done at Valbonne which is a superb large village with weekly market, and an excellent range of food shops, craft shops and several very good restaurants, this is some 10 minutes away by car. The coast and Nice airport are both 30 minutes away. For the winter sport enthusiasts good skiing can also be had in under an hours journey.

Le Moineau is available throughout the year - prices from £1000 per week.

The house is of a pretty provencal design and offers spacious newly decorated accommodation on one level, comprising:-

Entrance Hall with Cloakroom and Large Utility Area off. Fully fitted Oak kitchen with microwave, double oven, hob, fridge and dishwasher. Table and chairs. Large sitting room and dining area furnished with three settees, coffee tables, lamp tables, drinks trolley, large table with 8 chairs and an ample supply of lamps and rugs. The kitchen, sitting room and dining area all open on to a large south facing terraced area which has three square glass topped tables and chairs and a sunshade. Master Bedroom with spacious wardrobes, 5 foot bed, 2 bedside tables and chest of drawers and chair. Mirrors and bedside lamps. Bedroom 2 with double bed, 2 bedside tables, chest of drawers and chair. Mirror, 2 bedside lamps and built-in wardrobe. Bedroom 3 with double bed, 2 bedside tables, chest of drawers, built-in wardrobe and chair. Mirror and bedside lamps. Bedroom 4 with 2 single beds, bedside table and chest of drawers. Mirror and bedside lamps. Three of the bedrooms have french doors opening on to a small balco ny with lovely views.

There is a basement below the house which has a table tennis table and a dartboard.

 OUTSIDE

The gardens are approximately 2 acres of terraced lawns with a stream running across the bottom. They are totally enclosed except for the stream. There is a boule park in the garden.

There is a modern good size swimming pool with a well constructed Pool House which comprises: Shower and W.C. Kitchen area with fridge, cooker and BBQ. Small dining area. Unbreakable glasses and plates etc are provided in this area.

Eight sun loungers are provided as are bathing towels.

There is basic alarm system fitted and you are requested to please close the shutters whenever leaving the property.

The property is well provided with kitchen equipment, electrical equipment, glasses, dinner ware and cutlery.

Bed linen and towels are provided and all beds will be made up on your arrival.

"We've had a wonderful relaxing time here at 'Le Moineau'- the pool was a welcome respite from the two week heatwave.
All the local hilltop villages are extremely pretty, especially St Paul. The Friday market at Valbonne is a good one and there are plenty of places to eat in and around the square.
We didn't see the fireflies but we believe there have been wild boar in the garden a few times, snuffling through the undergrowth in the evening - The Tolans (Berkshire)"

DIRECTIONS

From the West and Autoroute:
From the west exit autoroute at number 42 towards Grasse and take the first exit to the right and follow the signs to Valbonne. In Valbonne turn right at the traffic lights and take the first left on the D3 towards Opio and Chateauneuf de Grasse. Keep on this road over several roundabouts up a steep hill. At the top there is a large roundabout and this is Pre du Lac. Turn right on the D2210 and keep to the right towards Bar sur Loup. Pass Bus Station and Citroen Garage and take first right into Chemin de L'Escure(a very small access). Proceed down the hill for approximately 1.5 miles going past the first main left turn which points to Bar sur Loup. Keep going and you will see Chemin des Vergers on the left hand side. You will find "Le Moineau" on your right hand side just past the schoolbus stop no. 9.

From the airport:
Take the autoroute towards Cannes take exit no 48 and turn right in the direction of Vence. Pick up the D6 to la Colle sur Loup and then on to Pont du Loup turn left towards Le Bar sur Loup. After you have passed the Confiserie Florian take the left hand turn which has a sign for a caravan/camping park. This is Chemin des Vergers and Le Moineau is approximately one and a half miles along on the left hand side.

A non refundable deposit of £500 is required when booking, the balance to be paid four weeks prior to the arrival date. Please make cheques payable to Dunsley Land Consultancy Ltd, Dunsley Mill, West Anstey, South Molton, North Devon EX36 3PF.

Should you have to cancel your holiday for any reason the balance will still be payable unless of course we are able to relet Le Moineau

A £500 security deposit is required when paying the balance which is refunded after departure subject to any serious breakages or damage which may occur and the deduction for the final clean.The cleaners arrive at 10 a.m. and two people work for 10 hours (5 hours each)to clean and prepare the house for our next guests. The hourly rate in France is 13 euros per hour so the approximate cost of the final clean is 130 euros – approximately £92.

Linen, towels and electricity are included in the price. However in the event of an unusually high amount of electricity being used this will be deducted from the security deposit.

The maximum number of guests is 8 people.

Pets are welcome but not allowed on furniture or beds.

The property will be cleaned before your arrival if you require extra cleaning during your vacation please let us know.

Sebastien manages the property for us and will meet you on arrival to explain everything relating to the house.It would be most helpful if you could ring me and let me know a few days before your departure to arrange your arrival time. Many thanks.
